Blue Sage No. 12 is a wonderland of whimsy. On the first level is the well-appointed kitchen, dining area, and living room with a gorgeous reading nook that looks out over the private deck to the hills beyond. The bathroom has a generous double-basin vanity with mirrors, a flush toilet, a curved walk-in rain shower and heated tile floors. From the main level a curved stairway leads up to the lofted bedroom with a 6’ en suite soak tub and a plush king bed, both with even more impressive views of the Texas Hill Country.

  • Parking is available directly in front of the property. Ability to climb steps is required for entry. Please note that the bedroom and bathroom are on different floors.

  • Check-in: 3 p.m.
    Check-out: 11 a.m.

    Smoking inside: not allowed
    Parties and events: not allowed
    Pets: welcome with a fee!

    Additional rules:
    Two adults maximum, and 1-2 children are welcome.

    No smoking, no parties, no events. Please respect the privacy and tranquility of any other guests on the property: no loud music in outdoor areas.

    No hunting or fishing is allowed at HoneyTree. No drones.

    Cancellation policy: 100% refund up to 30 days before arrival. 50% refund up to 14 days before arrival.

Blue Sage is located just 10 minutes outside of Fredericksburg on Ranch Road 965. Be mindful when planning your stay to use the directions sent to you along with your reservation instead of relying on Google or Apple Maps.

Check-in & Check-out

No. 12 offers self check-in with the keypad and your unique guest code. Check-in is available starting at 3 p.m. the day of your reservation. Check-out is at 11 a.m. the day of your departure.
